    Real estate investing is one of the most tax advantaged areas where taxpayers can save the most money. We’ve done numerous tax engagements where the client has very high positive cash flow but taxable income is at or below $0, thus resulting in no tax. All of this is legally obtainable and specifically provided for in the internal revenue code through a combination of depreciation planning and exchange opportunities (aka 1031 exchange).     When you work with us on an acquisition advisory engagement, we will provide far more than tips. Our services include:

    • Prepare a financial analysis for you to assess cash flow, profitably, and investment required to achieve your desired result

    • Prepare this analysis from a post-tax perspective,identifying opportunities to save through depreciation and capital gains analysis, if applicable

    • Guide and coordinate your financial information with lenders to streamline and improve your speed to close escrow, including Small Business Administration loans (SBA Loans)

    • Review your purchase and sale docs and assess financial impact to you

    • Discuss and identify value add opportunities to either renovate or develop your property

    • Provide our perspective as to your benefits and risks associated with your transaction

  • Development Services (now available in Los Angeles and immediate surrounding areas)

    We will be your personal developer and lead your development project. Our methodology will save you money by working with the architects and engineers to avoid unnecessary, over-designed or over-engineered products that cost way too much, out of scope, and won’t meet your objective of achieving profitability. Our development services include:

    • Ascertaining the business objective of the property and providing a feasibility study on economic viability of your project through project management reporting

    • Coordinating with architects, engineers, code consultants, and legal consultants to get your project permitted for construction

    • Work with and oversee the General Contractor through every step of the project, from pouring the concrete in the foundation to receiving a certificate of Occupancy from the city

    • Obtaining bank financing for construction loans, if applicable

    • Working with the fund control assigned by the bank to get them the documents they need to approve of your disbursements from the construction loan

    • Working with leasing services to get your property fully occupied

    • Obtaining your permanent loan once the project is completed and fully occupied (the best part of the project) and getting you your invested capital returned so you can invest again

  • Asset Management and Maintenance

    You’ve built the property, congratulations! Now what? The best part awaits. It’s time to collect rent and build equity in your investment.

    We will work directly with your property manager (or refer you to ones in our network) to ensure your property retains its value and continues to build your wealth.

    We will oversee your portfolio to ensure your profitability is maximized while still focusing on the long term objectives.
