Before you build
Most construction losses happen before the first shovel: a pro forma with rents that won't survive contact with the market, a budget with no room for the permit clock, carry costs nobody modeled. We pressure-test feasibility: cost per square foot, financing structure, timeline reality: before you're committed.
While you build
Construction has its own tax physics. Most of what you spend isn't deductible now. It gets capitalized into the building, including much of your loan interest during the build. What gets expensed, what gets capitalized, and how draws and change orders get tracked decides both your tax bill and whether your lender's next draw goes smoothly. We set up the cost tracking once, correctly, so the numbers work for the bank, the return, and the cost segregation study waiting at the end.
When it's done
Completion is where the payoff gets claimed or lost. Placed-in-service timing, a cost segregation study that captures what you actually built (we know what's in the walls, because we put it there). And if you're selling instead of holding, the dealer-versus-investor question that decides whether your gain is capital or ordinary. That one is worth settling before you list, not at filing time.

Do you replace my general contractor?
No. We're on the owner's side of the table. Holding the license means we read budgets, schedules, and change orders like a builder; your GC still builds.
Will you review my construction contract?
The cost and tax exposure, yes, alongside your attorney, who owns the legal terms.
Is this only for ground-up projects?
No. Renovations, ADUs, and conversions carry the same capitalize-versus-deduct and cost-tracking questions, at smaller scale.
When should we start talking?
Before you buy the dirt. Second-best: before you sign the construction loan. The later it gets, the fewer options survive.
