Know What You're Buying Before You Wire the Money

Every property looks good in the listing. Buyer advisory is the discipline of finding out whether it's still good in the spreadsheet, the entity documents, and next year's tax return, while you can still walk away.

The numbers, checked

We review the deal the way a skeptical partner would: the rent roll against reality, the expense ratios that always seem to be missing something (management, reserves, the deferred maintenance in the photos), the debt terms against your actual hold plan. If the deal only works in the broker's pro forma, you'll know before you're in escrow.

We also consider the financial implications of purchase contract terms and home inspection findings during due diligence. Your attorney advises on legal terms, and qualified inspectors perform the inspections.

Structure before escrow closes

How you take title is a decision with a decade of consequences: which entity, which state, how partners come in, what the lender will allow. Fixing it after close means legal fees, transfer complications, and sometimes a reassessment you didn't need. We set the structure before the deadline pressure starts, coordinated with your attorney and your lender.

Tax modeled into the offer

The after-tax return is the real return. Before you commit, we model what the property actually yields once depreciation and cost segregation potential are priced in, whether the losses will be usable against your income picture, and, if you're coming out of a 1031, how the exchange deadlines shape which deals you can even consider.

The license behind it

Advise RE's founder is a CCIM and licensed broker, and the firm operates its own brokerage, Advise RE Capital (DRE #02198613). Most buyer-advisory engagements are advisory only. The license means we read deals like principals, because we buy as principals ourselves. Where brokerage representation genuinely helps, we can provide it.

“Advise RE has been helping me plan out my taxes for years. They've also helped me buy and sell my homes over the year and are incredibly knowledgeable in real estate. I got a great deal on both properties and the entire process was stress free and easy.”

Fair questions.

Do you find deals, or review the ones I bring?

Both, depending on the engagement. We can help identify acquisition opportunities or review a property you bring to us. Property sourcing and brokerage representation are included according to the agreed scope.

I already have an agent. Why do I need this?

We help you evaluate the financial and tax consequences of the real estate transaction alongside your existing agent. Advisory scope and fees are agreed in advance. Where Advise RE Capital also provides brokerage representation, that role and compensation are separately disclosed.

Do you review out-of-state deals?

Yes. The underwriting and tax questions travel; we flag the state-specific issues and pull in local counsel where needed.

When should I bring you in?

Before the offer if possible, and definitely before contingencies expire. Once earnest money goes hard, your options shrink to one.

Send us the deal: address, price, and the pro forma you were given.
